Turning 200k+ followers into website visitors

Tanya Baker & Co. is a boutique estate agency in South East London and Kent. They’ve built a loyal audience of 200k+ followers, built on a reputation for excellent personal service.

CHALLENGES


They had no website, and they received enquiries via social DMs. It made lead handling challenging and didn’t reflect the people-first service they’re known for.

MY ROLE / SERVICES


I provided digital consultancy, UX/UI design, WordPress build, Street CRM integration, newsletter setup, design for signage and business cards.

THE CHALLENGE

Turning attention into action

Enquiries came through DMs, which made things more difficult than they needed to be. They also had nowhere to showcase their listings, results, or team in a meaningful way.

They knew they were losing potential leads and needed a professional, branded space to call their own.

Tanya Baker & Co. had built a huge audience online, with over 200k followers across Instagram and TikTok, but had no website.

DISCOVERY

Why they’re not your usual estate agents

Before starting the design, I wanted to really get under the skin of the business and understand what made them different, what was working, and what wasn’t.

So we met in the Astronomer pub in London and spent an afternoon chatting through it all. Tanya and Pete talked me through how they work, who they help, and why they do it.

That session gave me everything I needed to get started. I went away and created a set of mood boards to define the brand's online look and feel, which were then reviewed and refined before we moved on to the next phase.

MY APPROACH

Designing with structure and purpose

Once the moodboard direction was set, I mapped out the site content and navigation. Then, I created wireframes to define the layout and user journey.

Visually, the site needed to feel light, warm, and personal. I used their pastel pink, teal, and beige colour palette, kept the original logo, and carried the logo font across the site for consistency.

The result is a clean, welcoming design that reflects their personality and makes the content easy to read and navigate.

Every Sale Has a Story

Most estate agents list properties. Tanya Baker & Co. tell stories.
I created a dedicated section to showcase their standout results for customers, using beautiful illustrations created by Tanya's friend to bring each sale to life.

Each story highlights the journey of each sale. Plus, the views online, offers, and completion speed, adding personality while showing how they put clients first and consistently outperform the market.

With glowing feedback across Google and Trustpilot, I made sure these testimonials were featured throughout the site to build trust and credibility.

Alongside this, we showcased key performance stats that compared their results against the market average, clearly showing how much faster they sell and how much more they achieve for their clients.

For an estate agency where people are dealing with people, I think it’s vital that we make sure both Tanya and the team are featured across the site so potential clients can see exactly who they’d be working with.

PROPERTY Management

Connecting WordPress to Street CRM

Even though Tanya purposely keeps the number of live properties low to focus on quality rather than quantity, we needed a way to manage listings while capturing and tracking enquiries.

Street CRM was the right fit, and by using the Property Hive plugin, we were able to connect it seamlessly with the WordPress site.

DESIGN FOR PRINT

Extending the Brand Offline

To help extend the brand into the real world, I also designed their business cards and for sale/sold boards.

I also helped source printers too, so everything was ready to go when they launched.

  • Within the first month of launch, the site was receiving over 5,000 visitors a week, and traffic continues to grow.
